What does it cost?

One low, aligned fee: 12% base commission on booking income, covering full end-to-end management, plus 20% on income above a data-led target for your property. There are no setup fees, no tie-ins and no hidden extras.

Is cleaning included in the fee?

No — the 12% covers management. Professional cleaning is charged separately at competitive local rates, and is typically recovered through the guest cleaning fee rather than from your income. You'll always see it itemised on your statement.

How accurate is the income estimate?

How quickly can you get to my property?

Because our teams are local to every area we cover, someone is always close by. In our core Edinburgh and Glasgow markets that's on-site in 38 minutes on average — sometimes as quick as 10 minutes, and barely 2% of call-outs take over an hour — for lockouts, guest issues, emergencies or maintenance, with the same hands-on model across East Lothian and South Ayrshire. Response times are measured during working hours (Mon–Fri 9am–6pm, Sat 9am–3pm). You deal with the same trusted local people every time, never a distant call centre.

Switching & payouts
I'm with another manager — how do I switch?

We make it effortless. We manage the entire handover, from giving notice to your current manager to getting your listings live — you won't lift a finger. There's no tie-in, and if you're ever not better off after our fee, you can leave with no notice and we'll have your keys back within 24 hours.

When and how do I get paid?

Payouts are made monthly, straight to your account, with a clear statement of bookings, income and our fee. Everything is also visible in real time in your owner portal, so there's never a black box.

Licensing & areas
Do you handle short-term let licensing?

Yes. We're the sister company of STL Solutions, the UK's leading short-let professional services company, so your licence applications and renewals are built into your management fee, with access to expert planning guidance through STL Solutions. Safety certificates (gas, electrical, EPC and similar) and the local authority licence application fee are charged in addition, at cost — always agreed up front, never a surprise.
